Data Center Site Acquisition Specialist
Seeking a highly knowledgeable real estate consultant/acquisitions analyst with data center infrastructure expertise to support in identifying, underwriting and acquiring U.S. land sites for hyperscalers, colocation providers, or infrastructure funds. This role is ideal for someone with data center, utilities, and real estate experience who can drive the process end-to-end, from site analysis to power negotiations.
Responsibilities:
Evaluate Land Sites: Analyze potential parcels (10–100 acres) for suitability for edge, hyperscale, or colocation data center development.
Power Feasibility: Identify nearby substations, transmission lines (especially 115kV–345kV), and available MW capacity (I have much of this info ready). Recommend optimal power sources (grid, microgrid, Bloom Energy, etc.).
Utility Coordination: Contact and negotiate with local utilities to obtain interconnection studies, timelines, and cost estimates.
Due Diligence Support: Advise on zoning, entitlements, setbacks, flood risk, and cooling feasibility.
Financial Modeling: Help create pro forma models for site value at different MW capacities and lease-up scenarios.
Ideal Skills & Experience:
Deep understanding of data center development (site selection, power, fiber, permitting).
Experience negotiating with utilities and/or interconnection teams.
Familiarity with U.S. electric grid operators
Ability to assess buildability and resale value of raw land.
Strong communication and documentation skills.
Bonus: Experience with edge data centers or renewable-powered sites.
