Construction Rehab Bid Coordinator
Position Overview:
We’re looking for an experienced construction professional who can evaluate properties in need of renovation and create detailed scopes of work, including accurate labor and material cost estimates. This role is fully remote and requires strong computer and organizational skills, as well as the ability to work independently.
Key Responsibilities:
Review property details, photos, and any available inspection reports to assess renovation needs
Meet with the prospective borrower and their contractor to virtually tour the property
Develop comprehensive scopes of work for residential fix-and-flip or rehab projects based on the virtual tour, borrower/contractor input
Research and provide accurate material and labor pricing based on location and project size; professionally challenging the on-site contractor's bid figures when they are too low
Complete a pricing review meeting with the general contractor after the scope is created, professionally challenging the on-site contractor's bid figures when they are too low
Communicate with stakeholders to clarify scope details and expectations
Ensure all scopes comply with local building codes and permitting requirements
Acquire signed documentation as needed should the project move forward to confirmed lending status
Requirements:
Minimum 3–5 years of construction experience, with hands-on knowledge of residential renovations
Proven experience preparing bids, estimates, and scopes of work
Strong understanding of construction costs, including labor and materials
Previous fix-and-flip or property rehab experience preferred
Knowledge of permitting processes and building codes (strong plus)
Proficient with computers (Excel, Google Sheets, etc.)
Excellent attention to detail and ability to meet deadlines in a fast-paced environment
